Clarion Partners Europe – A new era for an experienced team.
Clarion Partners Europe is a leading real estate investment fund manager which has been a key player in the logistics and industrial space for nearly 15 years. Alistair Calvert established the company, then known as ThreadGreen, in 2006 and continues to lead it today.
In 2006, ThreadGreen was founded by Alistair Calvert, who was previously the head of the European office of W.P. Carey. ThreadGreen’s first fund was raised in 2007 and predominantly invested in Germany.
In 2014, Gramercy Property Trust (GPT), listed on the NYSE, acquired ThreadGreen and rebranded it Gramercy Europe and simultaneously raised a new €350 million fund, Gramercy Property Europe.
Gramercy Property Europe was sold for in excess of €1 billion in mid-2017. The same year Gramercy Europe raised it’s third fund.
In September 2018, GPT was sold to the Blackstone Group. Having founded the company and run a largely independent operation since its sale to GPT, Alistair Calvert lead a management buyback from Blackstone in October 2018. Only 3 months later, Gramercy Europe had its first closing on its fourth fund.
Clarion Partners Europe
In 2019, a new growth opportunity emerged in the form of a partnership with Clarion Partners, a leading US based real estate investment management business. Clarion Partners acquired a majority stake in Gramercy Europe in April 2019 and the firm was rebranded Clarion Partners Europe.

Clarion Partners Europe acquires assets on behalf of its funds that are subject to existing leases, purchases properties through sale-leaseback transactions and funds build-to-suit and speculative developments. It has a focus on Germany, the Netherlands, France, Spain and Italy although it has an active investment pipeline covering many additional European countries.

Europe Acquisition Criteria
Clarion Partners Europe is a pan-European investor into income producing real estate assets with a focus on logistics and light industrial properties. It acquires assets subject to existing leases, invests through sale-leaseback transactions and funds build-to-suit and speculative developments. The assets are typically of strategic importance to the underlying tenant.
